The decision to sell your property is always a big one. Similarly for a buyer, purchasing a property is one of their biggest, if not the biggest investment that they will ever make so we need to present your property in the best possible light to make the decision to buy your home even easier.

Here are some helpful tips to consider before putting your property on the market:

Clean out all the clutter
The less clutter that you have in a room the more spacious it will look. Give to charity all the excess furniture that you don’t need or move it to a storage shed. This will also make the moving process easier for you once the house is sold. 

Depersonalise your home
We all love our family portraits hanging on the wall however when it comes time to sell your home it is best to put away these photos and replace them with more neutral paintings or wall hangings. The reason for this is that when a buyer walks in to your home they need to be able to picture themselves living in your space and your family memorabilia can distract from these feelings. Plus it is always a good measure for your personal privacy to remove family photos.

Tidy the garden
It is not only the actual house that sells a property but also the yard or gardens that surround it. If your gardens are looking overgrown and untidy this can be a drawback to the sale of your property. Make sure you keep the lawns mowed, make that trip to the dump with any timber or other material that are lying around and have a good garden clean out to get your property looking its best before you put it on the market.

Fix anything that may be broken
It’s time to do all of those old jobs that you have been putting off for some time. If the front screen door has big gaping holes in it, this is not a good first impression of your property. Fix any holes, doors that don’t shut property, lights, fans, air conditioners, windows and alike before you start having prospective buyers walk through your home. Each one of these faults that they see will make them think twice about your property. To keep your home looking at its best it is also recommended to give your home a new paint job to keep it looking fresh.

Remove and treat pests
Do you have any unwanted creepy crawlies at your home? The biggest cause for contracts to fall over is termites.
